Turning Development Proposals into Investment Decisions

Business Need

BlueHub Capital finances real estate and community facilities designed to generate both financial and social value. Each opportunity requires a disciplined assessment of whether the project is feasible, the sponsor can execute, and the proposed financing can be repaid under realistic operating conditions.

The Space Between

A development proposal may present a compelling vision, but an investment decision depends on the assumptions underneath it. Financial statements, development budgets, operating projections, market conditions, collateral, and sponsor experience often tell different parts of the story. The challenge was to bring those inputs together and identify which risks required further investigation.

Working in System

As an MBA Loan Officer Intern, I underwrote three development loan requests totaling approximately $22 million. The projects included affordable housing, charter school facilities, and mixed-use campus redevelopment.

For each opportunity, I reviewed project economics, projected cash flow, repayment capacity, collateral, sponsor strength, and market context. I researched comparable activity and borrower history, participated in conversations with developers, and translated the analysis into credit materials and recommendations for internal review.

I also evaluated 10 prospective investments, four of which advanced to Investment Committee consideration, and reviewed a portfolio of 194 existing loans to help identify risk exposure and accounts requiring senior leadership attention.

Impact

The work gave decision-makers a clearer view of each project’s financial strengths, execution risks, and remaining diligence questions. It also reinforced that underwriting is not simply about whether a spreadsheet balances. It is about testing the assumptions, people, and operating conditions behind the numbers.
